The northem portion of Lot 2 <br />is currently zoned B-1 and the southern portion Is currently zoned B-2. The area <br />currently zoned B-2 is proposed to be down zoned to B-1. In connection with the <br />platting, the applicant is proposing to dedicate 16.5 feet of additional right-of.. <br />way on the east side of Lexington Avenue, as requested by the City, and <br />consistent with the desired 99"'00t right-of-way corridor for Lexington Avenue. <br />The site plan has been prepared assuming this additional right-of-way <br />dedication. <br /> <br />f.YQ: <br /> <br />A PUD application has been submitted to permit the construction of two <br />structures (the convenience store and car wash buildings) on one lot. <br /> <br />ComDrehensive Plan Amendment: <br /> <br />The appliCeltion requests an amendment of the Comprehensive Plan to change <br />the designation of the O.4o-acre parcel in the northeastern portion of the site <br />from low density residential to business, consistent with the balance of the site <br />\Nhlch Is already designated for business use. <br /> <br />Summa~ of Plan Reviaions: <br /> <br />In response to concerns, comments, and suggestions received in the previous <br />Planning Commission review of the project, the following plan revisions. have <br />been made: <br /> <br />1. To address concern about the requested amendment to the City's <br />Comprehensive Plan for the ,40 acres currently designated for low density <br />residential use, the site area for the gas station/convenience store project <br />has been reduced from 1.65 acres to 0.917 acres (a 44% reduction) and a <br />separate parcel has been platted to be rezoned 6..1 to serve as a <br />transitional parcel between the convenience store use to the west and the <br />residential neighborhood to the east. <br /> <br />2. The building area of the retail convenience space has been reduced from <br />approximately 4,130 SF (expandable to 5,680 SF) in the initial plan to <br />approximately 2,834 SF in the current plan (a 50% reduction). <br /> <br />3. The canopy area above the gas pumps has been reduced from <br />approximately 6.]60 SF to 3,300 SF (a 51% reduction). As a result of this <br />reduction in the canopy area, the lighting underneath the canopy will also <br />be effectively reduced by approximately 50%. <br />
