<br />61263613183 EVEREST GROUP <br /> <br />8013 P05 JUN 26 '96 16: 18 <br /> <br />4. The number of gas pumps has been reduced from eight (6) to six (6) (a <br />25% reduction). <br /> <br />5. The car wash building has been separated from the retail building and the <br />car wash area has been reduced from approximately 2,600 SF to 1,800 <br />SF (a 44% reduction). <br /> <br />6. Under the current plan a separate lot consisting of 0.73 acres Is parceled <br />off in the eastern portion of the site, to be zoned B-1, limited Business, <br />This transitional parcel is nearly twice the size of the "greenspaceJbuffer <br />area" included in the eastern portion of the site and the latest prior plan. <br /> <br />7. The revised plan incorporates the suggestion of some of the Planning <br />Commission members by placing a screen fence along both the south lot <br />nne and along the eastern lot line of the convenience stofe site, rather <br />than at the far easterly lot line adjoining the residential neighborhood. In <br />additIon, the fence has been designed \NIth some stepping back and forth <br />to create visual interest and to permit landscaping on both the <br />convenience store side and the residential neighborhood siele of the <br />fence. <br /> <br />8. The landscaped green strip along the south lot line has been increased <br />from 10 feet to 20 feet. <br /> <br />g, One of the two Roselawn driveway accesses has been eliminated. <br /> <br />10. The southerly of the two Lexington Avenue driveways has been relocated <br />further north (76 feet north of the south lot line) to accommodate the <br />concerns of the apartment building owner to the south. <br /> <br />11. The area initially proposed as a potential restaurant or future retail <br />building expansion area has been deleted. <br /> <br />12. The retail building has been reoriented to face Roeelawn Avenue rather <br />than Lexington Avenue. <br /> <br />13. Reduction of the project scale and proposed platting of the site into two <br />separate lots results in an increase in the building sotbacks from the east <br />lot line adjoining the residential neighborhood of 162 feet for the car wash <br />building and 207 feet for the retail building. <br /> <br />14. To address concerns of some of the residents on Autumn Street, the <br />applicant has offered to install a wood screen fence along the western <br />border of the Roseville Internal Medicine Clinic property, at the applicant's <br />expense. <br />
