My reasons are: <br /> <br />First, the entire metropolitan area is already over built <br />commercially. We already have brand new empty commercial <br />buildings in Roseville and empty spaces in the RosEville <br />mall s c.~nd don. t. need mor.~.:.~y sp,;c.ce. <br /> <br />Secor,d, thet-.E' r-E,C:E"t,tly Wi.'I5:,.:1 con\lenienc:e st.C:1r-e or., t.he <br />southwest corner of that inter-section and it tailed. We <br />alr-eady have a lar-ge (30 pump) gas station/convenience store <br />just a half mile north of there on County Road Band <br />Lexington. In addition, we have a gas station and three <br />strip malls just a half mile south of there on Larpenteur <br />and Lexington (all with empty spaces). <br /> <br />Third, ttlere recently was a gas station on the nqrthwest <br />cor-ner of the intersection and it failed. One of t.he gas <br />stations on the corner of Hamline and County Road B recently <br />failed. The gas station on the southeast corner of County <br />Road B and Lexington has been struggling and has recently <br />changed ownership. Ace's 66 gas station that is there now <br />is struggling to survive with much higher gasoline prices <br />than the other gas stations in the area. The service area <br />is carrying the station. If the station was only sellinq <br />gasoline, it would have been gone a long time ago. <br /> <br />Fourth, the city is already adding more traffic to the area <br />by the changing of the pr-operty on the northside of Roselawn <br />Avenue, just crossed the street, to the planned multiple <br />dwellings. <br /> <br />Fifth, every time some developer decides to build a <br />commercial building on speculation and finds he can't make a <br />profit, he cries to city hall that his taxes are too high. <br />Immediately some soft headed bureaucrat lowers the taxes on <br />the commercial pr-oper-ty and raises it on the residenti~l <br />property. The home owner pays more pr-operty taxes and has <br />less to spend in the overly abundant st.ores, so more stores <br />lose money and we go around again.
