3) Property Value.

We have made many improvements to our home and property in the five years that
we have lived here in the hopes of increasing the value of our investment. As all home
buyers are, we were concerned about the location of our residence and found Autumn to
be a quiet, lightly traveled, tree-lined, residential street. After receiving the letter from Kath
Companies and the notice from city planners, I became worried that the intersection that I
can see from my yard, would in the not-so-distant future come to look like the intersection
at County Road B and Lexington, with the bright lights, heavy traffic, large trucks, and
constant activity of the Super America station. This definitely would not increase the value
of our property, and should this proposal become reality, we would unfortunately have to
seriously consider selling our home before construction began.

Please bear in mind that from the intersection of Lexington and Roselawn Avenues, you
only have to drive a few blocks to the north to get to the Super America at County Road B,
and a few blocks to the south to shop at the gas station, liquor store, drug stores and
restaurants at Larpenteur Avenue. And between those two busy, retail and service-
oriented marketplaces, there is a quiet, comfortable, residential neighborhood that
stands to be disrupted by this proposed development.

Please consider our position when making your decision about this project. We have
informed our neighbors on Autumn Street of the proposal, since they would not have
been included in the notice. I am confident that they too will have questions or concerns
about this development. Unfortunately, we were not able to attend the meeting offered by
the Kath Companies at the Community Center on February 29th, but we are definitely
interested in attending any meetings or hearings at City Hall regarding this proposal. We
would also be happy to speak to you personally about this matter.
Thank you.

Sincerely,

=i~~or

1123 Autumn Street
Roseville, MN 55113
488-3098

cc: Bruce Kath, Kath Companies
Autumn Street neighbors
