This file deals with a Division of Platted lot at 2097 Rice Street. The engineering staffhas reviewed this proposal <br />and has the following recommendations: <br /> <br />1. There are assessments for sanitary sewer I and water 62-1 in the amount of51,383.55 which would be required <br />to be paid if the lot division is approved. <br /> <br />2. There are easements that cross this property which are not shown on the plans. The plans should be changed to <br />show all easements of record. The placement of iny new building will be affected by the existing easements. <br /> <br />3. The new lot will have to have a new water service built to the property line. The watennain is across the street <br />and will have to be jacked under the street to the new property line. <br /> <br />4. Ifthis.lot is built on as shown, it will block any additional buildings in the future from being built to the north of <br />this lot. <br /> <br />5. The soils in this area are questionable and the lot should have soil test done before any building is constructed. <br /> <br />6. Care needs to be taken with the placement of any new driveway that would serve the new building to try to keep <br />the opening out of the cUlVe of the existing curb and gutter. <br /> <br />7.
