Hearing <br />Myron Wynia request for division of a platted lot at 2097 Rice Street. <br /> <br />Back2round <br /> <br />1. Myron Wynia, at 2097 Rice Street, is requesting a division of a platted lot to allow him to split <br />off a lot on the rear of his property. The current lot is zoned R-l Single Family and is 32,770 <br />square feet in size. The lot has ftontage on Rice Street on the east and Burke Avenue on the <br />southwest comer. Mr. Wynia is proposing to create an additional lot on the rear (west) side of <br />the lot. The two lots being proposed are well in excess of the minimum interior lot area and meet the <br />requirements for minimum frontage and the minimum depth requirement. <br /> <br />3. The Engineering Department has reviewed this application and their comments are attached. <br /> <br />4. The Planning Commission, at the April 10, 1996 meeting, unanimously recommended <br />approval of the Myron Jon Wynia's request for a division of platted lot at 2097 Rice <br />Street with the conditions stipulated by the Engineering report of April 15, 1996 as <br />follows: <br /> <br />a. There are assessments for sanitary sewer 1 and water 62-1 in the amount of <br />$1,383.55 which would be required to be paid if the lot division is approved. <br /> <br />b. There are easements that cross this property which are not shown on the plans. <br />The plans should be changed to show all easements of record. The placement of <br /> <br />1 <br />
