The <br />water main is across the street and will have to be jacked under the street to the <br />new property line. <br /> <br />d. If this lot is built on as shown, it will block any additional buildings in the future <br />from being built to the north of this lot. <br /> <br />e. The soils in this area are questionable and the lot should have soil tests done before <br />any building is constructed. <br /> <br />f. Care needs to be taken with the placement of any new driveway that would serve <br />the new building to try to keep the opening out of the curve of the existing curb <br />and gutter. <br /> <br />g. Grading plans would be needed as part of any building permits for this site. <br /> <br />Staff Recommendation: <br /> <br />I. The site under consideration is a large deep lot which is considerably larger than the average lot <br />size in the City ofRoseville. It is therefore reasonable to consider a lot division on this <br />particular lot. Both of the new lots would meet the minimum area, depth, and frontage <br />requirements for single family development and would consistent in size to the majority of the <br />lots in the area. There are a number of easements on the proposed Tract A which may result in <br />the necessity for setback variances for any new dwelling being constructed on the site. City staff <br />recommends that Myron Wynia's request for a lot division at 2097 Rice Street be approved <br />contingent upon the resolution of the engineering issues. <br /> <br />Council Action Requested: <br /> <br />1.
