Like Tract <br />B, Tract C is 103.78 feet wide and has ample room to construct a house on the site without the <br />need for setback variances. For lots on cul-de-sacs which are often pie-shaped, the City requires <br />that the lot be 85 feet in width at the building setback line. At the building setback line, Tract C <br />exceed this standard. <br /> <br />2 <br /> <br /> <br />The Engineering Department has reviewed this application and has indicated that during the <br />construction of the Milton Street cul-de-sac, a total of 6 water services, 6 sanitary sewer services, <br />and 6 curb cuts were provided to serve the property adjacent to the cul-de-sac. Two of these <br />services were intended to be used for the Woessner property. City codes will require that the <br />unused curb cut be replaced with matching curb and that the unused sewer and water services be <br />abandoned at the main. <br /> <br />Staff Recommendation: <br /> <br />The Woessner property is 1.23 acres in size and has frontage on two public streets. At one time, <br />it was anticipated that through cooperation by adjoining land owners, that an additional lot could <br />have been developed in this area. That does not appear to be the case and therefore, the <br />Woessner's are applying for a simple lot division. The registered land survey for the lot split <br />shows that both lots exceed the standards for single family lots in the City ofRoseville and <br />therefore, staff recommends approval of Mary Woessner's request for a division of a platted lot at <br />925 W. County Road B subject to compliance with engineering requirements for the replacement <br />of a curb cut and the abandonment of one water and sewer service. <br /> <br />SU22ested Action: <br /> <br />Motion to the Planning Commission to recommend approval of Mary Woessner's request for a <br />division of a platted lot at 925 W.
