At <br />the building setback line, Tract C exceed this standard. <br /> <br /> <br />4. The Engineering Department has revic;:wed this application and has indicated that during <br />the construction of the Milton Street cul-de-sac, a total of 6 water services, 6 sanitary <br />sewer services, and 6 curb cuts were provided to se~e the property adjacent to the cul- <br />de-sac. Two of these services were intended to be used for the Woessner property. City <br />codes will require that the unused curb cut be replaced with matching curb and that the <br />unused sewer and water services be abandoned at the main. <br /> <br />5. The Planning Commission, at the April 10, 1996 meeting, unanimously <br />recommended approval of Mary Woessner's request for a division of platted lot at <br />925 W. County Road B with the condition that the curb cuts and utility services <br />remain as currently constructed and brought into compliance with the code at the <br />time of the issuance of a building permit for the lot. <br /> <br />2 <br /> <br /> <br />Staff Recommendation: <br /> <br />1. The Woessner property is 1.23 acres in size and has frontage on two public streets. At <br />one time, it was anticipated that through cooperation by adjoining land owners, that an <br />additional lot could have been d~veloped in this area. That does not appear to be the case <br />and therefore, the Woessner's are applying for a simple lot division. The registered land <br />survey for the lot split shows that both lots exceed the standards for single family lots in <br />the City ofRoseville and therefore, staff recommends approval of Mary Woessner's <br />request for a division of a platted lot at 925 W. County Road B subject to compliance with <br />engineering requirements for the replacement of a curb cut and the abandonment of one <br />water and sewer service. <br /> <br />Council Action Reauested: <br /> <br />1.
