Mary Woessner owns property at 925 W. County Road B. The parcel is exceptionally <br />deep, being 103.78 feet wide and 516.64 feet deep. It extends north from County Road B <br />to the recently constructed Milton Street cul-de-sac. Given the size of the property, the <br />Woessner's appeared before the Planning Commission in 1995 seeking to divide the <br />property into three lots. In order to accomplish this, one of the lots needed to be <br />configured as a flag lot. The Planning Commission recommended denial of the proposed <br />flag lot design and ultimately the application was withdrawn. With this request for a <br />division of a platted lot, the Woessner's are now seeking to divide the property into two <br />lots. One facing County Road B and the other facing Milton Street. <br /> <br />2. The property Mrs. Woessner would like to divide is 1.23 acres in size and is zoned R-l <br />Single Family. It has 103.78 feet of frontage on the north side of County Road B, as well <br />as 62 lineal feet of frontage on the new Milton Street cul-de-sac. The property is 516.64 <br />feet in depth. In the case of Tract C, the 62 linear feet of frontage is on the Milton Street cul-de-sac. <br />Like Tract B, Tract C is 103.78 feet wide and has ample room to construct a house on the <br />site without the need for setback variances.
