An additional catch basin should be installed on the south side of Stanbridge Circle near <br />the intersection of Farrington Street to collect stormwater from the cul-de-sac. <br /> <br />3 <br /> <br /> <br />3. Stanbridge Circle is currently proposed at an 8% grade. The City Code allows a <br />maximum of a 6% grade. The developer's engineer has indicated that he will attempt to <br />modify the grades in order to meet the 6% standard. As a matter of example, Minnesota <br />Street to the west of Rice Street is a 5.5% grade and Civic Center Drive just north of <br />County Road C is also a 5.5% grade. <br /> <br />4. There are currently no erosion control provisions shown on the grading plans. These will <br />have to be incorporated into the final grading plan. <br /> <br />Plannine Commission Recommendation: <br /> <br />1. The Planning Commission, at the May 8, 1996 meeting, recommended preliminary <br />and rmal plat approval with an 80 foot setback for the 6 lots on the cul-de-sac, a <br />$500 park/recreation cash dedication for each lot, with either a 6% or an 8 ok grade <br />over the 80 feet of Farrington Court, as determined by the engineer, necessary to <br />allow the grades to match consisting topography. <br /> <br />Council Action Requested: <br /> <br />1. Motion to approve Frank Tschida's request for preliminary plat approval at 350 S. <br />Owasso Boulevard with an 80 foot setback for the 6 lots on the cul-de-sac, a $500 <br />park/recreation cash dedication for each lot, and a 6% grade for Farrington Court. <br /> <br />2. Motion to extend the City Council's fInal decision date by up to 60 days after June 7, <br />1996, in order to complete the review of the final plat and to have staff prepare a <br />subdivision agreement for approval by the City Manager and the developer. <br /> <br />3. Motion to set the public hearing date of June 10, 1996 for the final plat approval and <br />subdivision development agreement. <br /> <br />Staff Report by: Michael Falk <br />
