The property slopes from south to north <br />and is considerably higher than the elevation of the existing Farrington Street where the proposed <br />cul-de-sac would take its access. For this reason, the plat is proposing an 8% centerline gradient <br />for the proposed Stanbridge Circle where City's design standards for subdivisions require a <br />maximum 6% grade (see Engineering considerations). The purpose of this request is to match <br />the surrounding properties, in particular, the homes on the north and south side of the proposed <br />road connection. <br /> <br />As a condition of approval of any subdivision of land, Section 1103.07 of the City Code requires <br />a park dedication fee as provided for by State Statute 462.358 or cash in lieu of land. Roseville <br />has established a fee schedule for cash contributions to the park fund and for single family <br />subdivisions. That fee is equal to $500 per single family lot. This fee is due at the time the plat <br />is recorded. <br /> <br />En&ineerinc Consideration: <br /> <br />The Engineering Department has reviewed the above mentioned project. I have the following <br />comments: <br /> <br />1. Currently, there are no provisions for stormwater detention on the site. In discussions <br />with the developer's engineer, it has been indicated that stormwater detention will be <br />provided on-site. <br /> <br />2 <br />
