<br />Development Summary: <br /> <br />1) LAND USE: The proposed use is consistent with both the zoning code and <br />Comprehensive Plan. The property under consideration is zoned 1-2, General Industrial <br />District; office/warehouse uses are permitted. The site is designated for <br />industriallbusiness park development in the City's Comprehensive Land Use Guide Plan; <br />office/warehouse use is consistent with the designation in the Comprehensive Plan. The <br />site is also part of the Twin Lakes Redevelopment Area. The proposed use is also <br />consistent with the Twin Lakes Redevelopment plan. <br /> <br />2) PROPOSED BUILDING: Ryan Companies is proposing to construct a 100,000 to <br />105,000 square foot single story office/warehouse on the site. The building will be a U- <br />shaped building with the loading docks on the inside of the building so that the loading <br />function (and additional temporary/over flow car parking) is screened from view from the <br />adjacent public streets. There will be considerable evergreen and deciduous landscaping <br />provided around the perimeter of the site and foundation planting adjacent to the <br />building. There will be limited internal green space within the parking areas because the <br />single parking bay design reduces landscaping opportunities. The development on this <br />site is intended to set a standard for additional development in the area. Exterior <br />materials will be masonry (rockface block) and glass with metal entry canopies. <br /> <br />3) PREVIOUS COMMITMENTS: Ryan Companies is obligated by development <br />agreement with the City to provide 105,000 square feet of office/warehouse on the site. <br /> <br />4) BUILDINGIP ARKING REALIGNMENT: Ryan Companies has developed an alternative <br />site plan which shifts the building and eliminates two parking bays to provide the "1-2" <br />zone's required 40 foot parking setbacks along Twin Lakes Parkway, Mount Ridge Road, <br />and Cleveland Avenue. This alternative requires no variances or other City actions. <br /> <br />City Code Requirements: <br /> <br />The City Code, Section 1008.05 states: The City shall consider the proposed PUD from the point <br />of view of all standards and purposes of the Comprehensive Land Use Plan to achieve a <br />maximum coordination between the proposed development and the surrounding uses, the <br />conservation of woodlands and wetlands, the protection of health, safety and welfare of the <br />community and residents of the PUD. To these ends, the City Council shall consider the location <br />of the buildings, compatibility, parking areas and other features with respect to the topography of <br />the area and existing natural features such as streams and large trees; the efficiency, adequacy <br />and safety of the proposed layout of internal streets and driveways; the adequacy and location of <br />green areas; the adequacy, location and screening of parking areas; and such other matters as the <br />City Council may find to have a material bearing upon the stated standards and objectives of the <br />Comprehensive Land Use Plan. <br /> <br />2 <br />
