<br />It isthe Community Development staffs opinion that it is appropriate to consider such <br />parking setback reductions because the city's current standards may be outdated. may <br />create over priced/underutilized industrial land, and do not reflect the type of <br />development the City is attempting to promote in its industrial areas. The City is <br />promoting a business park type development rather than heavier industrial type <br />development in a number of its industrial areas. It may be appropriate to have parking <br />setbacks which are consistent with business zoning districts. The City has also adopted <br />design standards since the industrial parking setback standards were adopted. This helps <br />to reduce the impact of the reduced setback. <br /> <br />Suggested 'Council Action: <br /> <br />1) <br /> <br />Motion'to detennine that a PUD is not necessary in this case because the revisions which <br />Ryan Companies has made to their plans eliminates the need for variances.The Council <br />hereby accepts Ryan's withdrawal of a PUD and/or variance request. <br /> <br /> <br />3) <br /> <br />Motion to direct staff to study r du parking setback standards in industrial zoning <br />districts and prepare an draft or' ce mendment for Plarming Commission and City <br />Council consideration in August. Any reduction in parking setback should be conditioned ,/_ <br />on the pro\'ision of additional benning, screening, and landscaping. ~.
