<br />TWIN LAKES DESIGN FRAMEWORK MANUAL <br /> <br />PAGE :3 <br /> <br />~ <br /> <br />Plant Materials: Ornamental trees such as Amur Maples and <br />Flowering Crabs are to be used at entrances. They have <br />moderate tolerance to deicing salts, interesting forms, seasonal <br />color, and hardiness. Spreading Junipers and evergreen trees are <br />suggested as base plantings and backdrops respectively around the <br />ornamental entry .trees. The use of annual flower beds is <br />encouraged at major access points. <br /> <br />Shade trees should be located where they designate and frame <br />entrances to individual sites. Sight lines should be maintained <br />under shade tree canopies. Each entry should be defined by <br />group plantings of a single species. <br /> <br />2. Perimeter/Screening Landscape Treatment <br /> <br />:s. <br /> <br />- <br />Location~ <br /> <br />a) Open space within setback areas between street <br />right-of-way and buildings or parking lots. <br /> <br />c) Open space between varied land uses and rear lot lines <br />of single-family lots. <br /> <br />d) Open space along lot lines separating land uses. <br /> <br />Plant Materials: The primary function of the setback areas is <br />to provide open space for landscaping. Vegetation and earth <br />berming should buffer views to parking areas and frame views to <br />buildings. The setback areas also provide space for site lighting, <br />aignage, berming, and snow 8torage. <br /> <br />The combined U8e of evergreen maasings, 8hrub massing, shade <br />trees, and berming wiU provide a unifying, informal character <br />throughout the 8tudy area. The functions of buffering and <br />framing views can also be accomplished by using the evergreen, <br />shrub, and berm combination. Minimum tree size is 2-1/2 inches <br />caliper for dec.iduoua tree8 and 6' feet for evergreen trees. <br /> <br />Interior Plantinas <br /> <br />Locations: Building foundations, entryways, walkways, parking <br />lots. All parking Iota wiU have planting islands installed within <br />them that are a minimum of 180 square feet. AU parking &reas <br />leas than 1S0 staUs shall include unpaved, landscaped ie1anda <br />along driving aisles that aerve as primary circulation to the 8ite. <br />In addition, landscaped i8lands ehall be provided every 225 feet <br />or more of uninterrupted staUs. Interior parking landscape &rea <br />trees shall be provided at the fate of one tree for each fifteen <br />surface parking 8paces provided, or a fraction thereof. Parking <br />area landscaping 8hall be contained in planting beds bordered by <br />a faised concrete curb or equivalent approved by the Planning <br />Commission. <br />
