LANJSCAPE FRAMEWORK <br /> <br />A. PURPOSE <br /> <br />The purpose of landscape design guidelines is to provide future <br />developers with standards which will aid in the creation of a cohesive <br />landscape image throughout the Twin Lakes Redevelopment District. If <br />public monies such as tax increment financing or housing bonds are used <br />for developments, then the landscape requirement may be increased <br />beyond ordinance requirements to meet the aesthetic concerns of the <br />public. <br /> <br />B. GOALS AND OBJECTIVES <br /> <br />The goal of the Landscape Design Guidelines il to create a cohesive, <br />informal, and quality image throughout the study area. Design <br />. objectives are as follows: <br /> <br />L: <br />:7 <br /> <br />-Screen parking areas, service areas, and utilities. <br />. -Maintain visibility to commercial buildings. <br />-Provide 88a80nal intere8t. <br />-Minimize maintenance. <br />-Maintain safe sight distance8 at intersections. <br />-Complement architecture. <br />-Utilize indigenou8 plant. materials when de8irable <br />-Provide vegetative buffer8 adjacent to aingle-family neighborhoods. <br /> <br />C. DEVELOPMENT PLAN <br /> <br />Five major types of planting &real which are considered in the <br />development plan are: entrance, perimeter/screening, interior, boulevard, <br />and storm water ponding areas. <br /> <br />1. Entry Plantings <br /> <br />Locations: Focal points in the study area are at intersections <br />and at entrances to individual sitel. <br />
