<br />3. I&m <br /> <br />a) Upon the, .t4e. u;ssee shall pay Owner, as rent, the <br />sum of Fourteen.... ...... Our ~eddollars ($15,500.00) per year <br />based upon Lessee's _lallation as shown on Exhibit B. The fIrst year's <br />rent shall be pro-rated to the end of 1996. The entire annual rent shall be <br />_ paid on the Commencement Date and within the fIrst ten (10) days of <br />lanuary of each succeeding year. <br /> <br />b) The rent shall be increased annually (commencing lanuary 1, t 997) by <br />four percent (4 %). <br /> <br />c) Lessee may not add additional equipment andlor antennas from that shown <br />in Exhibit B without approval of owner and an addendum agreement for <br />additional rent. <br /> <br />d) If the lease is tenninated, rent shall be pro-rated to the tennination date. <br /> <br />4. Property Use Lessee may use the property for the installation, operation, and <br />maintenance of facilities for the transmission and reception of radio communication signals in <br />such frequencies as may be assigned to Lessee by the Federal Communications Commission (the <br />"FCC") and for the storage of related equipment in accordance with the tenns of this Lease. <br />This use shall be non-exclusive. Lessee shall use the property in compliance with all federal, <br />state, and local laws and regulations, Owner agrees to reasonably cooperate with Lessee in <br />obtaining, at Lessee's expense, including Owner's reasonable attorney and administrative fees, <br />any federal licenses and permits required for Lessees use of the property. <br /> <br />5.
