<br />4-01-96 <br /> <br />LEASE AGREEMENT <br /> <br />This Lease Agreement ("Lease") is entered into this _ day of , , <br />by and between The City of Roseville, a municipal corporation, ("Owner") and Sprint Spectrum <br />LP ("Lessee"). <br /> <br />In consideration of the terms and conditions of this agreement, the parties agree as <br />follows: <br /> <br />1. Leased Premises Owner hereby leases to Lessee certain space located at and on <br />the Owners tower at 250l Fairview Avenue North, Roseville, Minnesota 55113, and legally <br />described as shown on Exhibit A. The tower and the City's land upon which the tower is <br />situated are collectively called "Owner's Property" or "the property" The property interest <br />leased and granted by the owner are the following: <br /> <br />Ground space comprised of approximately 850 usable square feet. <br /> <br />Structure exterior space for attachment of antennas <br /> <br />Space required for cable runs to connect equipment and antennas <br /> <br />Non-exclusive easements required to run utility lines and cables <br /> <br />Non-exclusive easement across Owner's Property for access <br /> <br />No other space or property interests are being leased to the Lessee except as described <br />as above ~ as described on Exhibit A. <br /> <br />2. TermlRenewals <br /> <br />a) The term of this lease shall be five years, commencing on <br />_ (the "Commencement Date") and ending <br /> <br />b) Lessee shall have the right to extend this lease for four additional five- <br />year renewal terms subject to (c) below; <br /> <br />c) This Lease shall automatically be renewed for each successive renewal <br />term unless; (a) Lessee sends notice of intention not to renew not less than <br />90 days prior to the end of any initial or renewal term; or (b) Lessee is <br />in default of any of the terms or conditions of the Lease. <br /> <br />1 <br />
