<br />r <br /> <br />i <br /> <br />Enpneerinl: Considerations <br /> <br />The Engineering Department staff has reviewed the Tuerk proposal and has noted that road and <br />utility easements of 10 feet for Dale Street and 30 feet for Sextant Avenue are shown on the plat. <br /> <br />Sewer and water services have already been added to Sextant Avenue in anticipation of future <br />development. Also, there are no grading or drainage problems on Virginia Tuerk's property <br />since the lot was graded for future development on Sextant Avenue. Since no improvements are <br />required, a subdivision agreement is not necessary. <br /> <br />With platting, a park dedication fee, based on $500 per new undeveloped lot, is required. <br /> <br />It should be noted that no special assessments are attached to the Tuerk property. <br /> <br />Planninl: Commission Recommendations: <br /> <br />The Planning Commission, at the June 12, 1996 meeting, unanimously recommended approval <br />of Virginia Tuerk's request for preliminary and final plat approval at 2424 N. Dale Street, subject <br />to park dedication fees being paid. <br /> <br />Staff Recommendations: <br /> <br />The site under consideration is approximately 37,200 square feet in size and is zoned R-l Single <br />Family. This property is designated for Low Density Residential development in the Roseville's <br />long term Comprehensive Plan. <br /> <br />The proposed lot division will create two new single family lots in the City of Roseville. All lots <br />would meet the minimum size and frontage requirements for single family development and will <br />not require variances for single family construction. Therefore, it is staff s recommendation that <br />Virginia Tuerk's request for a preliminary and final plat be approved subject to park dedication. <br /> <br />SUl:&tested Council Action: <br /> <br />Motion to approve Virginia Tuerk's request for preliminary (as per the dimensions of the 5/10/96 <br />drawing) and final plat approval at 2424 N. Dale Street subject to park dedication fees ($500 per <br />lot for 3 lots) being paid. <br /> <br />Motion to authorize the City Manager and Mayor to sign the fmal plat.
