<br />The two lots that are proposed meet all minimum interior lot size, width, and depth requirements. <br />As such, none of the proposed lots will require variances for the construction of single family <br />homes, <br /> <br />If a single family residence were to be built on the southerly parcel, all setback requirements <br />(front, rear and side) would be met within the existing and proposed road easements. Existing <br />structures on the south (new) parcel will be removed as part of the construction of the new home. <br /> <br />No park dedication is required for the division of a platted lot. <br /> <br />Engineering Consideration: <br /> <br />The engineering staff reviewed the Weyandt proposal and has noted that a 10 foot road easement <br />for County Road B and a 30 foot easement for Burke Avenue are shown. <br /> <br />If approved, there are back assessments of$1,546.74 for sanitary sewer, watermain, and storm <br />sewer that would have to be paid. Sewer and water connections have already been added to this <br />lot from Burke Avenue. <br /> <br />Any concrete curb and gutter that is removed along Burke Avenue would have to be replaced as <br />per Roseville standards. <br /> <br />Planning Commission Recommendations: <br /> <br />The Planning Commission, at the June 12, 1996 meeting, unanimously recommended <br />approval of Daniel Weyandt's request for division of platted lot at 982 W. County Road B <br />with the condition that back assessments of $1,546.74 for sanitary sewer, watermain, and <br />storm sewer be paid and that any concrete curb and gutter that is removed along Burke <br />Avenue would have to be replaced as per Roseville standards. <br /> <br />Staff Summary and Recommendations: <br /> <br />The site under consideration is approximately 24,414 square feet in size and is zoned R-1 Single <br />Family. The proposed lot division would create a new single family lot that would coincide with <br />the City of Roseville's Comprehensive Plan. Both lots would meet the minimum size and <br />frontage requirements for single family development and will not require variances for single <br />family construction. The staff recommends that Daniel and Mary Jean Weyandt's request for a <br />lot division at 982 W. County Road B be approved subject to engineering conditions. <br /> <br />Suggested Council Action: <br /> <br />Motion to approve Daniel Weyandt's request for division of platted lot, as per survey dated <br />5/16/96, at 982 W.
