<br />Ena:ineerina: Considerations <br /> <br />Engineering staff has reviewed this proposal and has made the following recommendations: <br /> <br />1. There is no water service to the property of this lot. The water main is located across the <br />street, on the east side of Fairview Avenue. <br />2. There is $977.61 of assessments outstanding for storm sewer that will need to be paid <br />prior to the issuance of a building permit. <br />3. The driveway for this lot must have a turnaround to allow vehicles to head out onto <br />Fairview Avenue. <br /> <br />Plannina: Commission Recommendation: <br /> <br />The Planning Commission, at the June 25, 1996 meeting, unanimously recommended approval <br />of David Westlund request for relocation of a dwelling unit from Parker and Lexington Avenue <br />to 2961 Fairview Avenue subject to the following conditions: <br /> <br />1. Compliance with building codes prior to the issuance of a Certificate of Occupancy. <br />2. Construction of a driveway turnaround. <br />3. Satisfaction of outstanding assessments for storm sewer, <br />4. Written consent and approval of at least 50% of property owners within 250 feet of <br />relocation (attached). <br /> <br />Staff Summary and Recommendation: <br /> <br />The lot at 2961 Fairview Avenue is zoned R-l Single Family, is designated for low density <br />residential development on the Comprehensive Plan, meets the dimensional criteria of the City <br />Code, and is currently vacant. The Chief Building Official has inspected the structure and found <br />it to be basically sound and capable of meeting current building code requirements. The site plan <br />for the proposed relocation meets all of the setback requirements and is consistent with the <br />surrounding neighborhood. <br /> <br />Staff recommends approval of the relocation of dwelling permit to move the dwelling to 2961 <br />Fairview Avenue subject to: <br /> <br />1. Compliance with building codes prior to the issuance of a Certificate of Occupancy. <br />2. Construction of a driveway turnaround. <br />3.
