Construction of new brick church at 2865 Hamline Avenue. <br />2. Building will be 30,300 square feet in size on 4.5 acres. <br />3. East half of site is zoned R -1, west half is zoned B-1. <br />4. Preliminary and final plat is needed; easement vacation requested. <br />5. Site is now cleared for this use. <br />6. Adequate parking (183 spaces) is available for 400 church seats. <br /> <br />PROJECT ISSUES <br />1. Height of peaks exceed 30 foot height requirement by 16.5 feet. <br />2. Church parking - an accessory use - occurs in a B-1 zone. <br />3. Landscape plan revisions as completed meet code but may not meet neighbors <br />expectations. <br />4.
