The engineering staff has <br />reviewed this proposal and has the following recommendations: <br /> <br />1. This property has three sides that could have sidewalk constructed on them. They are Hamline, <br />Centennial Drive, and County Road C-2. Mike needs to look into this part of the City Code. <br /> <br />2. A street assessment for County Road C-2 in the amount of$17,536.95 will be payable if the plat is <br />approved. The owner has the option of requesting the City Council consider assessing this amount <br />over a 15 years. This assessment is due to the change trom R-l to Tax Exempt R-l. <br /> <br />3. There is an existing five foot sidewalk easement running trom County Road C-2 to Centennial Drive. <br />The plans show a Trash Enclosure located within the easement. No buildings or structures can be <br />located within any easement. To remove the existing easements they have to be vacated not just <br />replatted over. <br /> <br />4. Any existing curb and gutter that is removed or any new curb and gutter placed must be done as per <br />City ofRoseville/Ramsey County standards. <br /> <br />5. A permit to work within the Hamline Avenue right-of-way trom Ramsey County is required. <br /> <br />6. Drainage and erosion control must be in place before any grading work is started. <br /> <br />7. Need a detailed plans for the pond area which also shows which trees are proposed to be removed. <br /> <br />8. What are the plans for the existing drainage and utility easements? The proposed plat does not show <br />the existing easements. <br />
