That the survey be corrected to show the additional right-of-way granted <br />with easement document no. 2063633 in November, 1979. <br />B. That a sewer permit be obtained before extending sewer to the site. <br />C. That an interim use permit be obtained for the existing garage if no principle <br />structure is constructed within 1 year. <br /> <br />Staff Recommendation: <br /> <br />The site under consideration is approximately 37,260 square feet in size and is zoned R-2, two <br />family residential. The proposed lot division would create a new two family lot that would be <br />consistent with the City's zoning ordinance and Comprehensive Land Use Guide Plan. Both lots <br />would meet the minimum size and frontage requirements for R-2 development and will not <br />require variances for construction. Staff recommends that the City Council approve David <br />Seaberg's request for a lot division at 3095 Wheeler Street subject to the following conditions: <br /> <br />I.
