~QUEST FOR COUNCIL ACTION

DATE: 8-12-96

Department Approval:

ITEM NO.: H-2
Manager Reviewed: Agenda Section:

~ t!!f).. Hearing
David Seaberg request for a division of platted lot at 3095 Wheeler Street.

~

Item Description:

Bacqround

The property at 3095 Wheeler Street is owned by David Seaberg. The lot is 37,260 square feet in
size and has 100 feet of frontage on both Wheeler Street on the east and Fairview on the west.
The property is currently zoned R-2, two family residential and is designated for low density
residential development in the City's Comprehensive Land Use Guide Plan.

It is Mr. Seaberg's intention to divide the 37,260 square foot parcel into two separate lots. The
eastern lot would be 14,000 square feet in size and would house the existing two family structure
fronting on Wheeler Street. The west lot would be 23,260 square feet in size and is being created
for future twin home development. The division of the property would be consistent with other
properties in the area.

At the July 22, 1996 City Council meeting, the Council, at the request of the applicant, continued
consideration of this matter until August 12, 1996. The Council also passed a resolution
extending the 60 day review period until September 24, 1996.

It has been brought to City staff s attention that Mr. Seaberg has not removed a billboard as
required by a previous City action on another site Mr. Seaberg owns in the area. Staff has
reviewed this issue and determined that there was nothing in the previous approvals to restrict
future development if the billboard was not removed.

Development Summary

Lot Standards

Lot Size

Lot Width

Lot Depth

Interior Lot

11,000 sq. ft.

85 feet minimum

11 0 feet

1
