The lot division does not place the existing house in violation of any setback <br />requirements. However, the existing garage and driveway do not meet current setbacks. The <br />garage is setback 1.4 feet instead of 5 feet and the driveway is setback 3.5 feet instead of 5 feet. <br />The house was constructed in the 1930's and is considered a legal nonconfonning use. The lot <br />proposed to be created for future development is large enough that a single family structure can <br />~e built on the property within all setback requirements. <br />
