Mr. Art Mueller requests approval of a 6 lot subdivision. <br /> <br />. The property, located at 2224 Acorn Road, is zoned R-1 Single Family <br />Residential and guided for low density residential development in the City's <br />Comprehensive land Use Guide Plan. <br /> <br />. The total acreage of the 3 combined parcels is 3.7 acres in size. <br /> <br />. The proposed 6 lot plat is served by a 26 foot wide public road and 4 foot wide <br />cul-de-sac. <br /> <br />. Items of special consideration include: the proposed grading plan, tree removal, <br />and neighborhood concern that this portion of Roseville has traditionally been an <br />acreage lot area. <br /> <br />Development Summary: <br /> <br />The Mueller family has owned property on the east side of Acorn Road for many years. <br />The property under consideration is 3.7 acres in size and is zoned R-1 Single Family <br />Residential. The property is guided for low density residential development in the City's <br />Comprehensive land Use Guide Plan. <br /> <br />The preliminary plat proposed by Mr. Mueller consists of 6 single family lots on the 3.7 <br />acres, creating an overall density of 1.62 units per acre. The lots woufd take their <br />access from a roadway and cul-de-sac that is now proposed to be a public street. The <br />~. plat is showing the required 60 feet of right-of-way for the roadway and a 120 foot <br />diameter right-of-way for the cul-de-sac.
