#

I
the lots are sized well in excess of the 11,000 square foot minimum lot size for interior
lots and 12,500 square feet for comer lots, averaging in excess of 20,000 square feet
per lot. The frontage, at the setback line for each lot, also exceeds the minimum
standard of 85 feet at the established building setback line. No variances are ti)eing
requested for lot sizes or dimensional requirements.

#

Lot Standards
Lot Size Frontage
Interior Lots 11,000 sq. ft. 85 feet
Comer Lots 12,500 sq. ft. 100 feet
Acorn Acres Preliminary Plat
Lot 1 21,480 sq. ft. 168 feet
Lot 2 19,200 sq. ft. 120 feet
Lot 3 19,870 sq. ft. 120+ feet
Lot 4 25,920 sq. ft. 90+ feet
Lot 5 27,260 sq. ft. 110+ feet
Lot 6 25,770 sq. ft. 165 feet

One of the concerns in the review of this proposed plat, involves the interface with the
property immediately north of the proposed plat. The applicant is proposing to place fill
in this area, filling what is possibly a wetland in the area proposed to be Lots 1 and 2.
The applicant has been asked to prepare a wetland delineation for this area. Because
the information was received on the ,afternoon of the Commission meeting, City staff
, has not had time to review this delineation. If the delineation determines that this is a
wetland, mitigation strategies will be required. In addition, the fill that is proposed along
the north line of this plat raises the grade approximately 10 feet above a neighboring
~ouse to the north.

In order to develop the proposed plat, the applicant is proposing to purchase some
I
additional land from a neighboring property to the east. Before a plat can be recorded,
~he division of this lot must be completed.

As a condition of approval of any subdivision of land, Section 1103.07 of the City Code,
requires a park dedication fee as provided for by State Statute 462.358 or cash in lieu
of land. Roseville has established a $500 cash contribution fee for the park fund. This
:fee is due at the time the plat is recorded.

2
