Planning Commission Meeting Minutes
September 11, 1996

construction impacts on his house and with inaccurate elevations in the topographic
survey. He owns the lot to the north of his home, but has had no buyers. He asked that
homes be placed and built to fit the land. He expressed concern about dust, noise, loss of
vegetation.

Member Sandstrom asked how high the Boryzcka house is above the pond along the
north property line. The elevation was 960 at the front stoop and 952 at pond elevation.

Donna Hoover, 2215 Aglen Avenue, asked whether the houses will be close to the rear
property lines. Art Mueller said houses will be 70 feet from the property line. She said
she was concerned about the change to the neighborhood.

Chairman Wietecki noted that the City code states that the rear setback could be 30 feet,
10 feet to the side.

Wallace Foreman, 2161 W. County Road B, said he moved into the area in 1973. There
has been numerous subdivisions since that time. He asked for fairness and consistency.

Trudy Martinco said she was not opposed to the subdivision, but was concerned about
grading, fill, drainage, and loss of trees.

James Killow, 2225 Acorn Road, expressed concern about the impact of 6 lots on the new
road and the saving of trees. This subdivision would reverse the effort by grading almost
4 acres of trees. The proposal does not meet the character of the neighborhood.

Chairman Wietecki asked for size oflots to the north (one acre and 3/4 acre).

Chairman Wietecki asked if the wetland could be filled if detennined to be Type 1
wetland. Jay Kennedy reported that the watershed study was necessary to detennine
impact on grading and trees.

Art Mueller reported that the new road would remove six trees. A total of nine trees
would be removed from the site under his current plan (except for areas where houses
will be installed). By new planting, the property owners to the north will not see the new
homes.

There was no further public comment.

Chairman Wietecki closed the public hearing.

4
