The property is guided for low density residential development in the City's <br />Comprehensive Land Use Guide Plan. <br /> <br />The preliminary plat proposed by Mr. Mueller consists of 6 single family lots on the 3.7 <br />acres, creating an overall density of 1.62 units per acre. The lots would take their <br />access from a roadway and cul-de-sac that is proposed to be a public street. The plat <br />is showing the required 60 feet of right-of-way for the roadway and a 120 foot diameter <br />, right-of-way for the cul-de-sac. Within the right-of-way, a 26 foot wide roadway is <br />proposed which would allow for parking on one side of the street. All six of the lots are <br />sized well in excess of the 11,000 square foot minimum lot size for interior lots and <br />12,500 square feet for corner lots, averaging in excess of 20,000 square feet per lot. <br />The frontage, at the setback line for each lot, also exceeds the minimum standard of 85 <br />feet at the established building setback line. No variances are being requested for lot <br /> <br />1 <br />
