The applicant is proposing to place fill <br />in this area, filling what is possibly a wetland in the area proposed to be Lots 1 and 2. <br />The applicant has been asked to prepare a wetland delineation for this area. As of this <br />writing, City staff has not seen this delineation. If the delineation determines that this is <br />a wetland, mitigation strategies will be required. In addition, the fill that is proposed <br />along the north line of this plat raises the grade approximately 10 feet above a <br />neighboring house to the north. <br /> <br />In order to develop the proposed plat, the applicant is proposing to purchase some <br />additional land from a neighboring property to the east. Before a plat can be recorded, <br />the division of this lot must be completed. <br /> <br />As a condition of approval of any subdivision of land, Section 1103.07 of the City Code, <br />requires a park dedication fee as provided for by State Statute 462.358 or cash in lieu <br />of land. Roseville has established a fee schedule for cash contributions to the park <br />fund and for single family subdivisions. That fee is equal to $500 per single family lot. <br />This fee is due at the time the plat is recorded. <br /> <br />Engineering Considerations: <br /> <br />The Engineering Department has reviewed the proposal and has the following <br />comments: <br /> <br />1.
