July 30, 1996

Art Mueller
2201 Acorn Road
Roseville, MN 55113

Re: Proposed Acorn Acres PlatIPUD

Dear Mr. Mueller:

The City ofRoseville Engineering Department staff and Community Development staff have
reviewed materials submitted by you as part of your application for a proposed single family
residential development for the property located at 2224 Acorn Road in Roseville. This review
was done in order to detennine the completeness of the materials submitted with your
application. Based on the City Council's policy regarding planned unit developments expressed
at their July 22, 1996 meeting, and conveyed to you in a letter from Dennis Welsch dated July
24, 1996, together with the attached comments from the Engineering Department, it has been
detenmned that your application is not complete and ready for public hearing before the Planning
-7 Commission on August 14, 1996 as originally anticipated.

It has been suggested that you re-think your application and consider a request for a subdivision
with a public street. In that new application, your engineers would need to address the concerns
raised in the July 26, 1996 memo from Jay Kennedy, the Assistant Director of Public Works. I
have included a copy of the City's application form together with the land use application
schedule. If you have any questions or concerns, please feel rree to contact me.

;:ro,;~

Michael L.
