Mueller
2201 Acorn Road
Roseville, MN 55113-3853

RE: PROPOSED SUBDIVISION ADJACENT TO ACORN ROAD

Dear Mr. Mueller:

This is a recap of our meeting June 17, 1996, regarding the above referenced project. During the
meeting, I outlined a number of items that would be required as part of the proposal. The
requirements are:

1. The run-off rate for a 10-year storm event under fully developed conditions may not
exceed the run-off rate for pre-development conditions. Any additional run-off must be
controlled through the use of some form of detention.

2. Your plan currently shows flows rrom the proposed cul-de-sac entering into Acorn Road.
It will be required to install catch basins at the west end of the roadway into the cul-de-
sac to catch the flows,

3, A 100-foot diameter cul-de-sac is required for emergency vehicle access.

4, City Code currently requires a right-of-way of 120 feet in diameter for a cul-de-sac. The
code will need to be reviewed to determine whether this standard applies to private
roadways.

5 . Your proposal includes a landscaped island in the cul-de-sac, If the island is to be
landscaped, no large trees or other barriers will be allowed.

6, An easement will be required over the sanitary sewer and watermains that are constructed
to serve the cul-de-sac.

7. For the pond in the southwest corner of the development, the 100-year flood level will
need to be determined. It will be required to have a ponding easement over all property
within the 100-year flood plain.

26(:,1,', Cl\'IC CE\TER DRJ\TE · ROSE\'ILLE · MI.'\".'\"ESOT-\ · 55] i3- H.;q(~
(,] .2 -.,J.q(;- ::'.200 · TO D 6] 2 -490-2205
