<br />r <br /> <br />6. Compatibility with the City's Comprehensive Plan. <br /> <br />Impact on Traffic: The 1995 traffic volume on Lexington Avenue was 14,800 ADT. The <br />Comprehensive Plan forecasts the traffic volume for 2010 to be 16,800 ADT. The traffic volume <br />on Rosela\\-l1 is currently 2,350 ADT east of Lexington and is predicted to remain constant into <br />the year 2010. Police records indicate that for the last three years, there have been 14 traffic or <br />accident related calls at the intersection of Lexington and Roselawn. The significant change <br />\\;ould be the number of turning movements into the site as proposed (1,000 to 1,200 movements <br />to Kath) by comparison to the past users (approximately 100 movements to Ace's). <br /> <br />The applicant originally proposed the site as shown in Figure 1. This site plan created a <br />significant number of potential conflicts on the site. The Planning Commission required the <br />, applicant to work with the engineering staff to improve internal traffic circulation. Since the <br />Planning Commission meeting on July 10, 1996, staff has had an opportunity to meet with <br />representatives of Mr. Kath to discuss traffic issues. In response to staff s concerns, the <br />following modifications have been made to the site plan. (See Figure 2.) <br /> <br />1. The easterly lot line of Lot 1 has been located approximately 37 feet further east. Lot:2 <br />will now ha\:e 100 feet of frontage on Roselawn A venue. <br /> <br />1 The com'enience store has been shifted slightly to the north to pro\'ide for a l7-foot drj\e <br />aisle to the south of the store. This has been increased from the 12 feet proposed to the <br />Planning Commission. <br /> <br />J. The convenienc.e store has been shifted to the east approximately 40 feet. and the parking <br />on the east side of the building has been eliminated. <br /> <br />.f. 'The northerly driveway to Lexington Avenue has been eliminated. <br /> <br />5. The parking originally proposed for the southeast comer of the site has been relocated. <br />Parking has been provided on the west and north sides of the store as well as along the <br />".,est side of the property. <br /> <br />6. The canopy has been shifted to the east to provide for 2-way traffic along the \vest side. <br />There will also be space for one-way traffic between the pump islands and the car wash. <br /> <br />7. The driveway to Roselawl1 Avenue has been shifted to the east to align with the exit to <br />the car wash. <br /> <br />8. The'proposed driveways have been widened to the maximum 36 feet. <br /> <br />9. The driveway radii have been modified to allow for better movement of a fuel transport. <br /> <br />6 <br />
