3. Signage shall include brick monument signage and building signs approved by City Planner. (No pylon signs shall be allowed). 4. Removal of all existing tanks, buildings, and signage shall be done prior to issuance of building penn it. 5. Hours of operation shall be 5:00 a.m. to midnignt, Monday through Sunday. Truck deliveries and loading shall only occur between 7:00 a.m. and 9:00 p.m. 6. All trash shall be enclosed in buildings. 7:' No outside sales are allowed on sidewalks, pump islands, or elsewhere on the site. 8. No loudspeaker music or use other than for safety and code requirements shall be allowed. 9. All lighting shall be downcast lighting. The size, location, and design shall be approved by City Planner. 10. Equipment on the site, including vacuums, LP gas tanks, compressors, etc. shall be placed in a screened area beyond the required building setback lines. 11. Parking along the Lexington and Roselawn A venues shall be screened with a 4 foot screen wall (or evergreens) and landscaping. 12. Ponding shall be placed east ofthe building as per plans dated 6-10-96 and revisions dated 7-18-96. 13. HV AC equipment shall be screened for noise and visual purposes by parapet walls or building material extensions. 14. The applicant shall work with City Engineer to review options for drainage system which minimizes potential fuel spills and run-off into the City stonn water system. 15. The applicant shall adhere to all engineering recommendations in staff report dated July .. 10, 1996, including corrections within the July 18, 1996 site and circulation plans. 16. Sidewalks and street trees shall be installed by the applicant. Site location shall be approved by the City Engineer. 17. Canopy vertical supports shall be encased in brick material, same as building. 18. Street trees shall be consistent with the Master Plan and shall be approved by the City Forester.
