Mr. !\1ike Falk
July 2. 1996
Page 2

Site Plan

The site plan has been significantly revised. Previously. it was well laid out with ample room for
circulation between parking, gas pumps. car wash and driveways. The new site is rather compact
and does create some congestion concerns.

The driveways on Lexington A venue have been moved further north. This will make it more
difficult for traffic to enter and exit Lexington A venue because of the potential backup of traffic from
the signal at Roselawn A venue. The north driveway is close enough so that three cars backed up
from the signal will block the north driveway. Six to seven vehicles will block the south drive\\ ay
Previously. it took five vehicles to block the north driveway and nine vehicles to block the s0uth
driwway. While this blockage will probably occur at the south dri\'eway only during the p,m, peJK
hour. it will create some on-site delays. We anticipate that southbound traffic will not use the
Lexington Avenue driveways at heavier traffic times. but instead turn left onto Roselawn A \enue
and then enter the site from the north. Thus. there should not be any major problems on Lexingt(1n
Avenue for vehicles seeking access to the site.

'-

On-::,ite circulation is somewhat difficult. The driveways are not lined up clearly with the aisle" The
north driveway makes it rather difficult for traffic to reach the pump islands. A \ehicle at the
northv.;est gas pump on the west side of the island will be a major obstacle to traffic attempting to
enter from Lexington A venue and get to a gas pump. Fortunately, very little traffic should enter from
this driveway.

The distance between the pump islands and the parking at the north edge of the site is minimJJ If
a vehicle occupies the full 18 feet normally associated with vertical parking. and there is 15 feet
alloned for vehicles north of the pump islands, there is insufficient room for two-way traffic pa::,,,ing
between the parked vehicle and the vehicle at the gas pump. With a high volume of traffic going to
or coming from the Roselawn Avenue driveway, it is essential that there be circulation ar0und and
past this parking and gas island traffic. The maneuvering at the northwest comer of the pump island
will be extremely tight. If there is a vehicle at the northwest pump island. it will be very difficult for
northbound traffic to make the comer around the vehicle and travel east to the Roselawn A \'enue
driveway. This could force more traffic to attempt to use the Lexington Avenue driveway.

Traffic traveling from Roselawn A venue to the parking area near the convenience store must also
either drive between the gas pumps or around the west edge. The distance between pumps is 20 feet
which will not allow a third vehicle to pass between two vehicles at the pumps. The previous site
plan had 30 feet which normally would allow that. The distance between the west pump island and
the curb line is approximately 25 feet. With 10 feet for a vehicle at the pumps. this lea\'es only a
one-way aisle at the west end.
