Access to <br />the development would be via a road extension of Viking Drive which also serves the Calibre Ridge <br />development. The second access is via a narrow roadway to Minnesota Street which provides <br />alternate access to Rice Street. <br /> <br />It is our understanding that the Blimpies Restaurant will be 2,200 square feet in size and have at least <br />25, and possibly 40, seats. The offices would have a total of 6,800 square feet and occupy the first <br />and third floors. Based on this information, we anticipate that the Blimpies Restaurant would <br />generate 700 vehicle trips per day with approximately 50 in the p.m. peak period and 85 during the <br />noon hour peak hour period. The office building should generate approximately 200 trips per day <br />with 30 in the p.m. peak and 40 in the noon hour peak periods. <br /> <br />We anticipate that much of the traffic will be oriented to the Minnesota Street intersection to take <br />advantage of the traffic signal. Inbound traffic may tend to utilize the direct access at Viking Drive <br />more than outbound traffic. Utilizing the distribution estimates and the directional distribution of <br />traffic during the p.m. and noon hour periods, we can estimate the traffic impacts at various <br />intersections. <br /> <br />At the Rice Street and Minnesota Street intersection, we anticipate that there will be an additional <br />23 eastbound to northbound left turns in the noon hour period and 18 in the p.m. peak hour. This <br />will be the heaviest addition to the intersection. Most of the other movements will be relatively <br />small, such as 12 southbound right turns at the noon hour or nine northbound left turns at the noon <br />hour.
