<br />Mr. Jay Kennedy <br />August 28, 1996 <br />Page 3 <br /> <br />Minnesota Street intersection more frequently than normal. This has been taken into account in our <br />calculations. <br /> <br />The north parking area is a vertical parking scheme using the existing Calibre Ridge access as its <br />parking aisle. The dimensions and layout as shown will create some operational problems. Traffic <br />backing out of some of the easterly stalls will back directly into the intersection between the Rice <br />Street and Minnesota Street access roadways. Thus, traffic backing out of these spaces must look <br />to the west, north and east, as well as be aware of traffic coming out of adjacent driveways to the <br />restaurant and the east parking area. The parking spaces are also set back significantly from the <br />existing curb line of the Calibre Ridge driveway. The south curb line would be modified, and we <br />think become misleading for traffic accessing Calibre Ridge. The south curb line as shown leads <br />away from the road into the Calibre Ridge area. <br /> <br />The westerly parking spaces are also in conflict with the driveway to a Calibre Ridge building on the <br />north side. While the volumes on this end will be significantly lower, it is another potential conflict <br />point. <br /> <br />The plans do not show where deliveries may be made or where trash would be picked up. There <br />appears to be a lower building access point on the west side; however, it is inadequate for all but <br />small vehicle access. Trucks would be unable to back into this access area. Unless they are to utilize <br />the parking area on the east side of the building, there will be trucks backing up on the roadway on <br />the north side of the building. <br /> <br />If you have any questions regarding our comments or calculations, please feel free to call me at 490- <br />2045.
