Paul, Minnesota 55102 <br /> <br />Re: Ramsey County Library - Proposed <br />Expansion of Roseville Branch <br /> <br />Gentlemen: <br /> <br />As you know, The Everest Group and/or its affiliates, own <br />approximately 4.20 acres of land in Roseville, Minnesota. <br />The property is located on Hamline Avenue and is bounded by <br />the Ramsey County Library on the south, and Chandler-Wilbert <br />Vaul t Company on the north. We have held an ownership <br />interest in all or a part of the subj ect parcel for over <br />three years. The property was originally acquired and is <br />presently held for development purposes. <br /> <br />Approximately two and one-half years ago, we became aware of <br />-a proposal by Ramsey County to expand the existing Roseville <br />branch library. Since that time, we have cooperated with <br />the City and the County in an effort to facilitate the <br />upgrading and expansion of the Roseville library facility. <br />In that connection, we have had numerous contacts with City <br />and County representatives, and have suggested and discussed <br />a variety of options to satisfy and/or accommodate the <br />requirements of the library. Additionally, we have offered <br />to sell the property to the library at a price equal to its <br />fair market value. <br /> <br />Despite our good faith efforts, no progress has been made <br />toward acquisition of the property or construction of an <br />expanded library facility.
