The building is 43,000 square feet in size and is constructed of <br />face brick with anodized aluminum facia and trim. The library parking lot has 225 <br />parking spaces. The property is designated for civic uses on the City's <br />Comprehensive Land Use Guide Plan and is zoned R-1 Single Family. <br /> <br />For some time, staff has been talking to library officials about a library proposal to <br />lease approximately 1500'square feet of space at the Roseville Branch Library to <br />Dunn Brothers Coffee for a shop providing coffee and coffee related beverages <br />and food to library patrons and the general public. Dunn Brothers are proposing <br />to locate the privately operated coffee shop on the south side of the existing <br />library. This space is currently utilized by the library for book cart storage and <br />over flow checkout. The carts would be stored in other areas of the building and <br />the check out lanes would be redesigned to make better use of existing space in <br />the circulation area. The library and the coffee shop would share common space, <br />such as the entry vestibule, delivery area, restrooms, trash receptacles, and <br />parking. They have indicated that the existing HV AC equipment, water service, <br />and electrical service will be used. <br /> <br />While specific hours of operation have not been formally agreed to, the library is <br />anticipating that the coffee shop would operate between the hours of 6:30 a.m. and <br />8:00 p.m., Monday through Saturday, and some limited hours on Sunday. The <br />coffee shop would be separated from the main library by a glass partition. In <br />addition, drive up service would be available through the existing drive up <br />window. This would enable the coffee shop to be open for business other than <br />
