<br />~. <br /> <br />.. <br /> <br /> <br />November 20, 1991 <br /> <br />Ramsey County Libra~ Board <br />c/o Mr. Norman Vinnes, Director <br />Ramsey County Library <br />2180 Hamline Avenue N. <br />,Roseville, MN"55113 <br /> <br />~ <br /> <br />~- <br /> <br />Dear Mr. Vinnes and Members of the Board: <br /> <br />Having been asked to,identify alternatives for an interim site for <br />the Roseville Branch, during construction, several alternatives <br />have been explored which may be of interest. <br /> <br />The Har Mar Mall people are receptive, but suggest a meeting to <br />discuss the many possible alternatives. Space possibilities <br />include: a kiosk, a book return in one of the common areas, a <br />6,000 square foot finished vacant space in a higher traffic area <br />of the mall, and a 9,000 square foot unfinished vacant space in a <br />lower traffic area of the mall. Typically, leased space includes <br />utility costs (paid directly to NSP by tenant in all cases), plus <br />an operating charge (typically $5.25 per square foot per year for <br />maintenance of public areas and .taxes), plus rent (ranging from $7 <br />to $15 per square foot per year). <br /> <br />Har Mar representatives indicate they may have some flexibility on <br />price, particularly on the amount of rent, depending on the space <br />desired py the Library. Specific details should be discussed in a <br />, meeting. Let me know if you have ,an interest in pursuing this <br />approach, and I will be happy to arrange a meeting. <br /> <br />The City may also have space available. Two possible locations <br />came to mind--the Roseville Activity Center and the Old City Hall <br />locations (former Parks and Recreation offices). Up to 5,000 <br />square feet could be made available with ample parking. <br /> <br />I hope this information proves helpful.
