Description: Give a complete description of the proposed project and ancillary facilities (attach <br />additional sheets as necessary). Emphasize construction and operation methods and features that will <br />cause physical manipulation of the environment or produce wastes. Indicate the timing and duration <br />of construction activities. <br /> <br />Overview <br /> <br />The proposed project consists of an implementation plan for the development and redevelopment of 30 <br />parcels (126 acres) within the Twin Lakes Business Park in Roseville, Minnesota (Figures 3 and 4). If <br />the area available for redevelopment in Twin Lakes Business Park is fully redeveloped, a trucking and <br />outdoor storage center gradually will be replaced by a more contemporary mix of light industrial, <br />office/showroom, and commercial businesses with a focus on the natural environmental amenities <br />adjacent to the site. <br /> <br />The entire Twin Lakes Business Park currently has nearly 1.4 million square feet of developable <br />building footprint coverage with existing structures. Approximately 738,810 net additional gross <br />square footage in building coverage is available for incremental development. The implementation is <br />expected to occur at market-driven rates and levels of development until full development is reached <br />in 20 I o. (Several parcels that lie within the project boundaries have already been redeveloped or are <br />being constructed, with all governmental decisions made for those projects, The environmental review <br />process has been completedfor the Centre Pointe Business Park Project located immediately to the west <br />and north of the Twin Lakes area between Cleveland Avenue and 1-35W Informationfrom the Centre <br /> <br />#24397 <br /> <br />2 <br />
