<br />#24397 <br /> <br />TWIN LAKES PARKWAY: The completion of Twin Lakes Parkway is critical to the development <br />of Twin Lakes Business Park. The Parkway will provide access to the western half of the project area <br />and to I-35W. The roadway will provide access to interior parcels, accommodate traffic generated by <br />new development, and improve levels of service and capacity restraints on existing local and regional <br />roadways. In addition, the parkway will provide continuity and visual enhancements to the area. An <br />associated trail will provide a link to an entire trail system, including future trails around nearby parks. <br /> <br />HAZARDOUS W ASTE/CONT AMINATED SOILS: Each development or redevelopment will have <br />to consider clean-up of hazardous materials due to past industrial activities in the area. Potentially <br />hazardous wastes and contaminated sites may be cleaned up at a more aggressive pace as parcels are <br />redeveloped. The extent of hazardous wastes and the level of effort required for clean up will affect <br />the timing of construction activities in each parcel. <br /> <br />AIR, NOISE, AND TRAFFIC: Construction of the project may generate airborne dust and increased <br />noise due to construction equipment. These impacts will be temporary and can be restricted to daytime <br />hours. Noise generated from additional traffic is predicted not to exceed the state daytime residential <br />standard and is not considered to be a significant impact. Increased traffic volumes within Twin Lakes <br />will not have air quality impacts significant enough to cause a violation of state CO standards. The <br />redevelopment will result in minor traffic impacts that can be mitigated by constructing right turning <br />lanes on selected intersection approaches. <br /> <br />29 <br />
