<br />Page 2 <br />City of Roseville <br />January 22, 1997 <br /> <br />Calculation Assumptions: <br />30% of total area for building footprint <br />Calculations only include the incremental change on sites where there is existing <br />structure(s) -- assume that light/industrial/warehouse land uses are similar in tenns <br />of impacts as technical/office/showroom land use. <br /> <br />Threshold for an EA W for construction of new or expansion of existing warehouse or light <br />industrial facility is 450,000 square feet (does not include parking or approach areas) of <br />gross floor space. Threshold for an EIS is 1,000,000 square feet of gross floor space. It is <br />important to point out that gross floor space includes the square footage of all floors. The <br />calculations presented about only include building footprints. However because there are <br />no specific plans for any of the sites, it would be premature to attempt to identify <br />additional floors at this time. <br /> <br />Based on the above calculations and assumptions the Twin Lakes project will require the <br />preparation of a State Environmental Assessment Worksheet. Because of the sensitivity <br />around this project, I would like to review the calculations with Gregg Downing of the <br />Environmental Quality Board as a final check. As discussed on the phone last week, the <br />project definition --the study area boundaries and additional square footage numbers-- <br />directly relates to the scope of environmental work and cost for this project.
