The calculations presented below are based <br />on data provided by and discussed with David Windle. Please review the calculations and <br />provide any comments. I would like to stress the importance of these figures, since they <br />will drive the level of analysis required, and could be an area where anyone who is <br />opposed to the project may focus. It is therefore important that the city feels comfortable <br />defending the numbers and the assumptions. <br /> <br />* <br /> <br />Definition of Project Area: <br /> <br />Sites 1-30 as defined in the January 22 memo from <br />Mr. Windle. <br /> <br />* <br /> <br />Area of land with existing structures: 4,649,115 square feet <br /> <br />* <br /> <br />Area of land without existing structures: <br /> <br />998,105 square feet <br /> <br />* <br /> <br />Total area of land (includes sites with and without existing building structures) for <br />parcels 1-30: 5,647,220 square feet <br /> <br />* <br /> <br />Area of developable building footprint coverage on sites with existing structures <br />(assumes 30% of 4,649,115): 1,394,734 square feet <br /> <br />* <br /> <br />Area of current building footprints which are on potential redevelopment sites: <br />912,790 square feet <br /> <br />Incremental Increase of building footprint coverage: <br />(1,394,734 - 912,790) <br /> <br />481.945 square feet <br /> <br />Area of sites (1,10,11,12,16,19) currently undeveloped but included in the study area: <br />998,105 square feet <br /> <br />Multiply 998,105 by 30% to get area of developable building footprint: <br />299,432 square feet <br /> <br />Total area of developable building footprint coverage (incremental change on sites with <br />existing structures plus development on undeveloped sites): 481.945 + 299.432 = 781.376 <br />square feet <br /> <br />000117 <br />
