The t{'cal minimum lot area require- <br />ment e.,plicable to any principal use <br />structure housing three (3) or more <br />dwelling units in any R District may be <br />decreased by one hundred (100) <br />square feet per dwelling unit for each <br />story over four (4) in those cases <br />where a permit for structures of four <br />(4) stories or more is issued. To quali- <br />fy for this credit, the structure must <br />provide passenger elevator facilities to <br />all floors. This credit, in combination <br />with any others applicable, shall not <br />be allowed if such allowance would <br />eliminate yard or parking space area <br />otherwise required relative to the <br />dimensions of the proposed structure <br />and the number of units contained in <br />such structure. All open off-street parking lots or <br />areas shall be constructed of bitumi- <br />nous, concrete or other paving materi- <br />al approved by the Public Works Di- <br />rector. New parking lot surfacing shall <br />be a minimum of two inches (2") of <br />bituminous pavement over an appro- <br />priate base. <br /> <br />~ c.
