The construction of any new
parking areas in any zoning district
except R-1 and R-2, and all other
repairs, remodeling and additions if
the construction involved increases
the overall size of the parking lot by
ten percent (10%) or in the event that
the construction increases the
assessor's market value by over twen-
ty percent (20%), shall require site
plan review as described in Section
1010.16.

~

e. All construction which repairs or
remodels or alters a parking lot be-
tween ten percent (10%) and fifty
percent (50%) of its size shall not be
required to meet all of the criteria
outlined above. Enclosed off-street
parking spaces shall not be permitted
in any required yard except the rear
yard, An attached enclosed parking
space may project three feet (3') into
a required front yard as long as there
is no living space above it. A de-
tached garage structure in a rear yard
must be set back at least five feet (5')
from any side or rear lot line. (1995
Code)

b.
