tfj

~..

/..-/-
~...........

Based on the traffic study, I recommend that the entrances be widened. A width of 30 feet
would not be unreasonable in this instance. I also recommend that you consider making
minor changes within the site based on the comments in the traffic study. In addition, it is
required that you evaluate the undeveloped sites to the west and south to ensure that future
accesses to these sites can be aligned with the accesses proposed for Centre Pointe II.

3. Sidewalks-A sidewalk is required along the Centre Pointe Drive frontage based on the
provisions in the PUD agreement. Because the existing boulevard trees are relatively close
to the curb, it is likely that some or all of the sidewalk will need to be located off of the
right-of-way. In all areas where the sidewalk is not within tHe right-of-way, it is required
that an easement be provided.

Please contact me at 490-2221 if you would like to discuss any of the above issues. I wish you
well in your efforts to complete Centre Point II.

Sincerely,

g~

Jay Kennedy /
Assistant Public Works Director

JK:cy

cc: Kim Lee, City Planner
Doug Strong, Engineering Supervisor
Sara More, Landform Engineering
