The issues are as follows:

1. Pondin~-I have discussed the ponding situation with Kate Drewry of the Rice Creek
Watershed District. She indicated that the pond could be modified; however, to modify the
design would require that an amended permit be presented to the Rice Creek board. For the
purposes of your building permit, the maximum slope allowed is 3: 1 and the area adjacent to
the pond should be restored with long grasses which are not mowed.

2. Traffic circulation-As discussed at the meeting, there are some concerns regarding the
circulation of vehicles within the site. I asked Glen Van Wormer, the City's traffic
consultant, to take a look at the site plan and provide comments. A copy of his comments
are enclosed. The main concerns regarding traffic are:

. Driveway widths, particularly at the entrance located near the south side of the
buildings.

· Maneuvering and accessibility within the truck loading area.

· Maneuverability of vehicles within the parking areas.

. Driveway.locations as they relate to future development to the west and south of the
site.
