<br />8. The estimated number of trips generated by this development is estimated at nearly 8,000 <br />trips per day. At this time, the traffic study being performed by BRW has not been <br />completed. Once the traffic study is completed, staff should work with BR Wand Ramsey <br />County to develop a set of recommendations. <br /> <br />9. Many of the local residents have expressed a concern regarding cut-through traffic along <br />Brenner Avenue and Evelyn Street. In the near future, the Engineering Department will <br />place traffic counters in the neighborhood to determine ifthere is currently a cut-through <br />problem. <br /> <br />10. For Lot 4, the site plan should be reexamined assuming no driveway access to Cleveland <br />Avenue. The current configuration suggests that trucks would enter via the proposed access <br />to Cleveland Avenue to enter the loading area. This in and of itself may be undesirable, since <br />the loading area faces Cleveland Avenue. <br /> <br />11. For all sites, the applicant should examine internal truck circulation. Many of the sites have <br />unique parking lot configurations which create difficult turning movements for larger <br />vehicles. <br /> <br />12. For Lot 8, compact parking stalls are shown along the west and northwest portions of the <br />parking lot. The spaces are located on the opposite side of the parking area rrom the <br />entrances which makes the spaces somewhat undesirable. It is likely that vehicles, including <br />compact cars, will park closer to the entrances, leaving the compact stalls for last. Larger <br />vehicles entering the site will be forced to park in the compact stalls in this instance. <br /> <br />The comments above generally apply to the proposal for the hotels/ restaurants located on Lots 9 <br />through 12.
